("ALG") is a full service law firm dedicated to the representation of homeowner and condominium associations throughout Florida. ALG’s legal services include representing its clients on collections, evictions, foreclosures, receivership, contract negotiations, and other general real estate legal matters. ALG also provides legal services relating to the interpretation and enforcement of association governing documents, including amendments to such documents, supervising and/or conducting annual elections and other association meetings, real estate transactions, general corporate matters, commercial litigation, and the transition of association control from developer to unit owners. ALG also handles the enforcement of violations including addressing illegal tenant situations and other non-compliance issues relating to an association’s governing documents.

ALG currently provides legal services to over four hundred (400) association clients throughout Florida including Miami-Dade, Broward, Palm Beach, Hillsborough, Manatee, Lee, Orange, Polk, Seminole, Pasco, Indian River, Martin, Lake, Brevard, Collier, St.Lucie and Osceola counties. ALG has experience in representing all types of associations ranging from high rise condominium towers, to large master communities with thousands of homes, to smaller townhome and low-rise condominium projects. ALG’s team of over sixty (60) attorneys and staff members prides itself on providing clients with quality legal service and client support. All of ALG’s attorneys and staff strive to remain at the forefront of the legal profession. Each association account is supervised by multiple partners, associate attorneys, law clerks, and legal assistants. Additionally, ALG provides its association managers and board members with monthly status reports on each collection file so that they are kept fully informed. We also have online services available through our website for managers, board members, and owners including password protected access to account information, automated estoppel requests, and credit card capabilities.

ALG has innovative legal strategies for handling collections and foreclosures in this type of financially upside down real estate market, including pursuing the first mortgage holder in many of the foreclosures that our firm handles for associations. ALG is also the legal pioneer of “blanket receivership,” whereby we file a single petition with the court on behalf of an association and may obtain an order appointing a receiver to collect rent from tenants living in units that are under foreclosure by such association or come under foreclosure in the future. Recently, ALG also innovated the new “reverse foreclosure” procedure whereby, in the event an association takes title to a unit through its own foreclosure (because such unit if financially upside down and is not purchased at final sale), it can then transfer such title to the first mortgage holder quickly without experiencing many of the intentional delays that have become customary with today’s banks.

ALG does not directly bill its association clients any legal fees for collection matters because we always defer and collect our fees from the delinquent unit owner or such owner’s lender (however, there is a cost deposit required by the association to file each foreclosure, but such amount is a reimbursable cost due back to the association and is used to help offset the hard costs involved in filing the foreclosure complaint and serving the defendants). As such, your association will not typically receive a legal fee invoice from ALG for any collection matter, so long as ALG continues to handle such collection files (unless for some reason there are major changes to the current Florida statutes or a high court decision regarding an attorney’s statutory right to receive such legal fees).
